  • They can be hot because of their dark color.  You need to protect with NXT Cool Coat with it’s heat reflecting tints.

  • New Monier roofs are expensive.  Old ones are expensive to tear off and haul to the dump if they are too far gone.

  • Heavy termite guys and falling branches will crack tiles.

  • The waterproofing felts underneath the roof will eventually dry out and crack over time if the heat gets to it.

Calculations are estimates only. Additional materials may be required dependent on roof condition and other factors.

Step 1

Clean and let your roof dry completely.  We suggest using a mild organic cleaner and a pressure washer if available.  If not, a hose and hard bristled brush should suffice. CAUTION, tiles can be very brittle, be careful walking on tiles as they may crack.

Step 2

Reinforce and seal any weak areas, as well as your hip and ridge grouting.  We recommend using a high grade roof putty, such as CRS Mastic.

Step 3

Apply a high grade tile primer, such as NXT NuPrime or GP Primer.  Applying a top coat without a primer formulated for tiles may result in leaks or premature failure.

Step 4

Apply a top coat formulated for roof tiles according to product specifications, such as NXT Cool Coat.
CAUTION, coatings not formulated for tile roofs may block water channels and cause leaks.
